Title Company / Buyers – Sellers
You are required to contact our treasurer, treasurer@waterhavencommunity.com, for current amounts owed for closing.
For a Waterhaven closing, there are possibly 4 different costs that may need to be collected:
1. HOA Dues
All HOA Dues only being accepted through Condo Control. Please go to www.waterhavencommunity.com and click “Login.”
How much are dues: $795 per year – 2025
HOA dues are due: January 31
HOA dues are late: March 1
Late fee assessment March 1 and continuing every 30 days: $75 per month
HOA dues term: January – December
Payments can be dropped off in the HOA Mailbox at the pool or mailed to: Waterhaven HOA, 2600 Waterhaven Dr, Chattanooga TN 37406.
2. Initiation Fees
The initiation fee is $500. The board raised the fee a few years ago. The current covenants have a few amendments.
3. Special Assessment
All Special Assessment Fees are now only being accepted through Condo Control. Please go to www.waterhavencommunity.com and click “Login.”
What is the special assessment for? The special assessment is for the replacement of the pool. This is a 5 year, 5 payment plan starting Oct 1, 2020.

Gate
To get you set up in the gate we will need how you want to be listed. Here is some basic information we need:
1) Last Name, First Name.
2) The phone number(s) that the gate calls when you have a visitor at the gate so that you can “buzz” them through the gate.
3) The remotes that you received from the previous owners and their serial numbers. Serial numbers may be rubbed off or illegible, if you open up the remote as if you are replacing the battery there is a sticker inside with the serial number also. This allows us to remove remotes that should no longer have access to the neighborhood.
4) Additional remotes may be purchased for $30 by check made payable to “Waterhaven HOA”.
5) To have the gate held open for a large event request through the Contact Us link and then Gates & Codes. We ask that you keep the duration to a minimum.
To request a Gate access, Gate Clickers, or Special Events, please use the “Service Requests” page in Condo Control.
Google Groups
Google Groups email is our method of HOA communication from the HOA Board and members. You will receive HOA activities, reminders, dues/fees, and any urgent notifications via this group. All Waterhaven neighbors need to be on this group. We do not spend your money on printing, paper, or postage.
We will need an email address that you want to use so that we can set you up on the Google Groups for Waterhaven Neighbors. To request a Google Groups access please use the “Service Requests” page in Condo Control.
ARC
1. Must READ – Top ten things to keep Waterhaven wonderful.
2. Current Covenants – Some changes have been changed from the original.
3. New requests go through Condo Control now. Login to Condo Control, click “Service Requests” and then pick “ARC” from the drop down to start the process.
Condo Control
Condo Control is our property management system. You will need to sign up for Condo Control if you do not currently have an account. All Waterhaven HOA Dues, Special Assessments, and shop items are to be paid on the Condo Control website from a web browser. We do not accept cash nor checks. Most Condo Control features can be accessed through the app from your mobile device. Depending on your mobile device brand and model, certain features may not show up. Logging into Condo Control from a web browser is fully supported. Here is the address: https://www.waterhavencommunity.com and click Login.
All new ARC requests go through Condo Control. Login to Condo Control, click “Service Requests” and then pick “ARC” from the drop down to start the process.

Homeowner Top Questions\Concerns\Issues
1. Grass height – less than 7 inches
2. Garbage and Recycling Services – the city service dates are on our calendar website.
3. Mailbox or light replacement / parts – Creative Lawn & Lighting 423-847-1196. Tell them you need parts for Waterhaven Subdivision.
